Discount Brokers

Sharon did an FMLS search of the local discount brokers.  Some franchises do better than others but all of them are below the metro Atlanta average in days on market, solds vs expireds/withdrawns.  Agents with fewer clientele have more time and energy to devote to individual clients than do high volume agents. 

Sharon sells 92% of the homes she lists.  

Why is that?  The answer is personal attention.  Sharon physically holds each client file in her hands and reviews it at least twice a week, daily when the home is showing.  Sharon has years of experience and knows how to guide each unique situation to a successful sale and then a successful closing.  Your home and your goals do not get lost in the numbers.  

Sharon's average sales price is 97+% of initial listing price.

The lower the commission, the greater number of houses a discount Broker/Agent must sell to create their necessary income.  Basic logistics make it impossible for the discount Brokers/Agents to give you the level of service you can expect from Sharon.

There are regular agents that actually advertise this commission on their signs and advertising.  Sharon researched two of the most visual and found these statistics:  Agent 1---75 sold; 25 expired/withdrawn.  In other words, one out of four homes listed by this particular agent did not sell.  Agent 2---44 sold; 25 expired/withdrawn.   In other words, one out of three houses listed by this particular agent did not sell.   Both of the agents Sharon researched are experienced and professional.  Inexperienced agents, whether discount or not, often have higher than 50% of their listings not sell in today's market.
