Home Inspection

What should you, as the Seller, expect when the Home Inspector comes to your home?  

    Unfortunately this process can be somewhat invasive.  The shortest inspections last two hours, some of them stretch to five hours.  The Home Inspector and the buyer go through your house thoroughly, both inside and outside.  It is best if you are not there.

    The Home Inspector will cycle your dishwasher, turn on all your water faucets and let them run, open every door/drawer/window, poke screwdrivers in your siding, check your filter/flue/fans, etc.  The Home Inspector will climb in your attic/crawl space/roof and jump up and down on your deck.

    When the inspection is complete the Buyer will provide the Seller with a list of items the Buyer would like for the Seller to correct and a copy of the report.  The Buyer can ask the Seller to fix any item that is not in good working order and/or repair.  The Buyer and the Seller successfully negotiate this amendment or the Purchase and Sales Agreement is terminated.
