Selling Myths
1) It is OK to price your home high, you can always come down.
The truth is that if the listing price is too high, you
will miss out on a percentage of buyers looking in the price range where your
home should be. Oftentimes, these are the most motivated buyers looking at
the beginning of the listing term. As a rule, the faster a home sells the closer to the
listing price the seller receives. Pricing it right in the beginning helps
you achieve a fast and profitable sale.
2) The appraisal you have from your recent refinance represents the true
value of your home.
Unfortunately, appraisals for refinance often give a
picture of an inflated value.
3)
It is OK to wait on repairs.
It is OK to give a carpet allowance
instead of replacing the carpet. etc.
If your home is in top-notch condition, it will probably
bring the highest possible sale price. However, if there is something in
your home that is not in great shape, the Buyer will probably expect you to
negotiate more than twice its' repair/replacement value.
4) I will make more money if I sell "By Owner".
All of the various surveys and research reveal that, as a
rule, Sellers average greater net to seller when using a Realtor.
Additionally, Realtors know which buyers can actually close and everything that
needs to be done to reach closing.
